NDIS SDA Investment FAQ

What is SDA?

Specialist Disability Accommodation (SDA) is a range of housing designed for people with extreme functional impairment or very high needs. SDA homes are constructed to be more accessible, and they enable better or safer delivery of other supports individuals may need.

Can investors rent out property directly to NDIS participants?

SDA can only be offered by Registered NDIS providers of SDA. These NDIS providers need to meet strict compliance requirements.

Does Orion Innovation Homes have any collaboration with any NDIS provider?

Orion Innovation homes works in collaboration with Orion Care, who are registered providers of SDA and support services. Please check www.orioncare.com.au for more info.

Can I purchase an NDIS property through a SMSF?

Yes, but only as a single contract which requires purchasing the property in cash from your SMSF.

Can I lease out my property through a local, non-specialised Real Estate Agent?

An NDIS SDA home must be managed by a property manager who is an authorised NDIS Service Provider.

What is the design standard for NDIS SDA homes?

There are currently 4 Levels of NDIS SDA homes:

• Improved Livability

• Fully Accessible

• Robust

• High Physical Support
